Lunaya is a master planned residential community in Saih Shuaib 1, Jebel Ali, developed by ZAYA in partnership with FIVE Holdings. The development combines villas, townhouses, duet homes and apartments within a landscape focused community designed around greenery, water and outdoor living.
The villa collection comprises 564 homes across four designs. Bloom offers four bedroom townhouses, Rise provides larger four bedroom maisonettes, Dune comprises five bedroom duet homes, and Sol offers five bedroom detached villas. The larger homes include private gardens, while Dune and Sol residences also feature private swimming pools.
Lunaya Terraces introduces one, two and three bedroom apartments inspired by the proportions and outdoor space of the villa collection. Apartments feature large terraces, three metre ceilings and full height windows. Two and three bedroom layouts include maid’s rooms, while each typical floor has only eight residences.
Approximately 65% of Lunaya is planned as green space, supported by waterways, parks, walking and cycling routes and a 900,000 square foot swimmable lagoon. Community amenities include swimming pools, sports courts, fitness and wellness facilities, children’s areas, restaurants, cafés and everyday retail.
The location provides direct access to Sheikh Zayed Road and sits within the growth corridor connecting Jebel Ali, Expo City Dubai, Al Maktoum International Airport and Palm Jebel Ali. The area is expected to benefit from continued infrastructure investment, airport expansion and the development of Dubai’s southern residential and commercial districts.
Apartment prices start from approximately AED 2.075 million, while the townhouse and villa collection starts from approximately AED 4.9 million. Separate payment plans apply to the apartments and villa collection.
Lunaya is located in Saih Shuaib 1, Jebel Ali, with direct connectivity to Sheikh Zayed Road. Expo City Dubai is approximately 17 minutes away, Al Maktoum International Airport is around 20 minutes away, Palm Jebel Ali is approximately 28 minutes away, and the planned Southern Waterfront is around 20 minutes away. Depending on the property and its position, possible views include landscaped community areas, waterways, the lagoon, parks and the surrounding open landscape. ZAYA was founded by Nadia Zaal and is best known for creating Al Barari, one of Dubai’s most established landscape focused residential communities. FIVE Holdings contributes experience across hospitality and real estate through developments including FIVE Palm Jumeirah, FIVE Jumeirah Village and FIVE LUXE at JBR.
